The Essentials

🚫 House Rules

• No smoking
• No pets
• No parties or events
• No fireworks (including at the dock)

🚗 Parking

• Park in driveway areas only
• No street or grass parking (HOA enforced)

🚤 Boats & Dock

• No trailer parking on property
• Dock ladder: down only when in use
• Dock umbrella: must be closed when not in use
• Storms come quickly — please secure everything

🔊 Noise

• Please be respectful of neighbors, especially at night
• No loud music on the deck or projecting sound to the dock

Inside the Home

👟 Shoes

Please remove shoes — red clay stains floors and carpets.

🍳 Kitchen

• Return items to labeled locations
• Hand wash only: knives, acrylic glasses, pots & pans

🔥 Grill

• Turn off after use (do not burn off grease)
• Clean and cover once cooled

🧴 Sunscreen & Wet Items

• Apply sunscreen outside only
• No wet swimsuits or sunscreen on furniture

🚽 Important: Sewer System

To avoid major issues, please DO NOT:

• Flush: wipes, feminine products, paper towels, cotton, grease, chemicals
• Dispose: grease, coffee grounds, eggshells, pasta/rice, fibrous foods, bones

Improper use may result in service charges.

🗑 Trash

• All trash must be bagged & tied
• Pickup: Tuesday & Saturday
• Keep driveway clear for collection

(Recycling drop-off nearby in Jacksboro)

📺 Wi-Fi & Entertainment

• Wi-Fi available throughout home + dock
• Sonos system (3 zones) — keep outdoor volume low
• Smart TVs: log out of personal accounts before leaving

🔒 Access

No access to:

• Owner closets/cabinets
• Garage or bonus room

🕙 Check-Out (10:00 AM)

Before leaving:

• Take all personal items (food, clothes, toiletries, etc.)
• Return items to original locations
• Dispose of trash
