Welcome to Sunset Pointe — we’re so happy you’re here.

This home means a great deal to our family, and we’ve put a lot of care into creating a space where people can relax, gather, and make lasting memories. We kindly ask that you treat our home as you would your own, so it can continue to be enjoyed by our family and future guests — and hopefully welcome you back again soon.

General House Guidelines

Wi-Fi

Wireless internet is available throughout the home — and even down at the dock. Network and password details will be provided prior to arrival and can also be found in the welcome binder.

Smoking, Pets & Parties

For the comfort and safety of all guests:

• Smoking is not permitted
• Pets are not permitted
• Parties are not permitted

Parking

Parking is available:

• At the front of the house
• On the upper driveway

Street and grass parking are not permitted per HOA rules. Violations may result in loss of your security deposit.

Boats & Trailers

• Boats can be launched at nearby marinas such as Indian River Marina
• Trailer storage should be arranged through the marina
• No trailer parking is allowed on the property (HOA restriction)
• Guests may boat directly to the house after launching

Noise

Sunset Pointe is located in a residential community. Please be mindful of neighbors and keep noise to respectful levels, especially in the evening.

Fireworks

Fireworks are strictly prohibited, including at the dock, per HOA regulations.

Kitchen & Home Care

Kitchen Use

• Return all items to labeled locations
• Hand wash only: knives, acrylic glassware, pots & pans

Grill

• The grill is connected to the home’s propane system
• Turn off immediately after use
• Do not “burn off” grease
• Clean grates and cover once cooled

Trash

• All trash must be bagged, tied, and placed in outdoor bins
• Loose trash will not be collected
• Pickup Days: Tuesday & Saturday
• Keep the driveway clear for collection access

Shoes

Please remove shoes upon entering the home, as red clay can stain floors and carpets.

Furniture & Setup

• Return all furniture and items to original locations
• Kitchen storage areas are labeled for easy organization

Sunscreen & Wet Clothing

• Apply sunscreen outside only
• Do not sit on furniture or beds with wet swimsuits or sunscreen on

Supplies Provided

• Laundry detergent & supplies
• Dishwasher pods, dish soap, sponges
• Basic kitchen items (spices, salt & pepper, coffee filters)
• Shampoo, conditioner, body wash & hand soap
• Starter supply of toilet paper & paper towels

Please bring additional supplies as needed.

A Small Note 😊

Please do not water the orchid on the coffee table.

Dock & Outdoor Areas

Dock Safety

• Lower the ladder only when in use
• Return it to the upright position afterward

Dock Umbrella

• Must be closed and secured when not in use
• Do not leave open unattended, overnight, or during windy conditions

Storms can arrive quickly on Norris Lake, and damage may result if left open.

Outdoor Cushions

Store cushions in designated bins in the event of rain.

Entertainment & Technology

Sonos Sound System

Three zones available:

• Main Floor
• Basement
• Deck

• Keep volume at respectful levels, especially outdoors
• Do not project music from the deck to the dock
• Bring a Bluetooth speaker for dock use (Wi-Fi available)

TVs

• All TVs are smart TVs with streaming apps
• You may log into personal accounts
• YouTube TV is provided for basic channels
• Log out of all accounts before departure
• Do not use house accounts for purchases

Important Systems

Sewer System

🚫 Do NOT flush:

• Wipes (even “flushable”)
• Feminine products
• Paper towels, tissues
• Cotton products
• Grease, oil, chemicals
• Medications, cat litter, cigarettes

🚫 Do NOT put in disposal:

• Grease or oils
• Coffee grounds
• Eggshells
• Fibrous foods (celery, corn husks, etc.)
• Pasta, rice, potato peels
• Bones or pits

Improper use may result in service charges deducted from your deposit.

• Owner closets & cabinets
• Garage and bonus room

Your entry code is the last 4 digits of the booking phone number.

• Enter code on keypad
• Press ✅ to unlock

Check-Out (10:00 AM)

• Remove all personal items (food, toiletries, clothing, etc.)
• Dispose of trash
• Return items to original locations

To lock: press the “Yale” button on the keypad
